The Carver Industrial District occupies the Western end of the Carver Residential District. This 6 1/2 block area developed between 1890 and 1930. Transportation was facilitated by the proximity of the RF & P railroad, which provided the principal means of transport of industrial goods. The Eagle Paper Company was built at 1400 W. Marshall St. in 1912, and the Baughman Stationery Company at 1418 W. Marshall St.in 1903. Eagle Paper Company manufactured paper bags and printed wrapping paper. Baughman Stationery Company was founded in the late 1800's by Dr. Greer Baughman, his father Charles and his brother Emilius to manufacture stationery.

In the 20th century, Eagle Mill Paper Company became a warehouse for Habitat for Humanity, and the Baughman Stationery building became first Jefferson Clothing, and subsequently a warehouse for Sargeant Santa. In 2004 and 2007, these buildings were developed in an adaptive reuse program to apartments and lofts.
